Cochecton Ranch: Cochecton, NY

About The Property

This mid-century ranch has been lovingly revived, newly renovated from the ground up. No expense was spared.

Entering the home from the rocking chair front porch, a welcoming red door leads directly into the open living area.  There is such a nice sense of space and light.  The high ceiling and tons of light from the South-facing windows make this a Great Room meant to be enjoyed by friends and family.  The spaces nicely and naturally flow and function as living and dining area and an open kitchen.  Dimmable LED recessed lighting keep a lovely atmospheric light after dark.

The brand-spanking-new kitchen has Wilsonart counters, a large island with barstools, a prep sink, Samsung appliances and tons of sleek cabinetry.  The range hood vents to outside and there’s a cool stainless steel farm sink.

The first bedroom is spacious with a nice barn wood wall. The freshly tiled bathroom has a walk in shower with a frameless sliding glass door and rain shower head.  Downstairs there is a media room that serves as a perfect office/reading/movie watching area. There is a perfect spot for a wall mounted TV, cable Two more cozy bedrooms share a downstairs bathroom, which is also beautifully tiled. There is a full sized LG washer and dryer and slop sink. Hang out on the large back deck and gaze out over the private back yard with a great view of the corn field.

The home was renovated with efficiency in mind. A ZIP System home wrap now encloses the home and closed cell insulation was used throughout. New Andersen windows were installed as well, so this home will be as tight as a modern build.  Other efficiency updates are the installation of Fujitsu ductless heat and AC units and a Navien on-demand water heater.  A new standing seam metal roof will last many decades. The septic was replaced this year. KWP engineered wood siding was installed as exterior cladding, so the home never needs to be painted and is very weather resistant.

Perfectly situated between Callicoon and Narrowsburg and a very quick walk to the pristine, National Parks Service managed Delaware River for swimming, fishing, and kayaking. A public park with a baseball diamond, basketball hoop, playground and tennis court is a one minute walk. One of my favorite bike rides is to cross the Cochecton bridge over the Delaware River and ride my bike on River Road to Callicoon. Cochecton Fire House slings great cocktails and excellent food, and across the street is Cochecton Sprits.
