This Weiden Lake cottage farmhouse in Narrowsburg, built in 2016 and as fresh as the day it was finished, is such a dream - sizeable enough to house a large gathering, yet filled with intimate and private spaces, too. The house is set way back from a quiet road in a low-key members-only lake community, and its ample yard is buffered by acres studded with mountain laurel, hearty pines and leafy woods. No other homes in sight.
A sweet yellow door greets you at the covered front porch, where you can shed any gear or shoes before you step inside. Park your coat in the closet by the door, to the left is an open-plan living, kitchen and dining area that spills out to the back porch, deck and yard; to the right is a short hall connecting the master bedroom with a large, windowed bathroom (accessed Jack and Jill style from the hallway).
Centered in the living room, the wood fireplace has a massive stone chimney that accents both the interior and exterior of the house. Guests have plenty of room to stretch by the fire and also be within reach of the well-appointed kitchen. Stainless appliances, green-grey cabinets, white subway tile, and off-white rustic shiplap anchor the kitchen’s palette - the color scheme, with pops of yellow or red in the lighting fixtures, follows throughout the house. The whole place is cheerfully bright, thanks to a multitude of windows and a couple of strategic skylights. A partial vaulted ceiling, alcove notches, and dormer ceilings upstairs keep the architectural lines interesting.
Dining / entertaining seating options are plenty: a few barstools at the kitchen counter, proper table next to the kitchen, al fresco on the screened porch, or outdoors on the open deck that spans the length of the house and looks out toward the yard and surrounding woods.
All three bedrooms are really generous in size. The master bedroom is on the first floor, and features an extra-large closets. The bedroom connects directly to a large bathroom with a glass-walled tiled shower and more closet space. Guests can access the same bathroom through the hallway or the bedroom. The other two big bedrooms share the second floor, along with a second bathroom that features a windowed soaking tub.
Downstairs, below ground, is a walk-out full basement - unfinished but winterized. The utilities are all down here, as well as the washer and dryer. One side of the basement could be fully finished into another large room or two, and have the direct access to the yard as well as the custom stairs inside. Easy to plumb a bathroom, too.
Only one owner, whose recent upgrades include a 2-car garage and a lovely and large fenced side yard.
Weiden Lake is a thoughtful HOA, with low fees and few rules. It’s a peaceful, beautiful and private area with no subdivision allowed on the existing parcels, and everyone has a good buffer of land and trees. Many of the homes in the community are lakefront, but for non-lakefront members, there are two great Members-only access points, where there are parking and facilities (grills/tables) for lakeside lounging. You can also launch your non-motorboat craft from either point, or go fishing off of the docks.
