Silver Birch is tucked into the woods and wrapped by level lawns with the sylvan setting of a large shared pond at one end of the property. The owners have taken the builder’s already desirable modern farmhouse design and layout, and upped the game with premium finishes and fixtures, as well as finishing the 800 square foot basement. Altogether it creates a luxe environment for an Upstate getaway.
The initial mud room has a closet, particularly handy for all the gear we can acquire for our 4-season outdoor pursuits in The Catskills. Entering the house one is treated to a bright great room with high ceiling and sight lines through the house and through glass sliders at the far end that lead out to the ample screened porch. The open concept space includes large picture windows with a stone fireplace as a focal point at the far side of the room. There is space aplenty for a large dining table and for a comfortable lounge area.
The chef’s kitchen has loads of counter space, with a breakfast bar, stainless steel appliances and farmhouse sink.
There is a delightful ground floor bedroom, which opens onto a modern tiled bathroom with glass enclosed shower. (All the bathrooms in the house are beautifully appointed.) This bathroom also opens to the public space.
Hand hewn beams with tension cable “rails” punctuate the staircase leading both upstairs and down, with that wall featuring authentic reclaimed barn siding, for a modern-rustic vibe. The upstairs space is all master suite, with a lounge in the open “loft” space, flanked by a pretty bedroom on one side, and sleek bathroom with tub/shower and glass enclosure on the other.
The large finished basement has all sorts of potential uses. But these owners have chosen to create a bunk house space, with three sets of beds, followed by a TV/media area. Another beautiful bathroom has been added down here, with glass enclosed shower. The laundry and house systems are in a separate room in which the owners have placed shelving units, perfect for storage.
The screened porch is a hangout spot of choice as soon as warmer weather arrives. Whether it’s al fresco dining, or gathering in a comfy seating arrangement, the porch is da bomb. But of course there are a few outdoor gathering spots, including fire pits, a Catskills must-have. But the shared pond (three owners have use) is a really special feature. Follow the path through the woods and take your kayak out for a spin or just sit and watch the birdlife, or admire the neighboring wide open meadow from your waterside perch. It’s a tranquil and picturesque spot.
Locally, the property is incredibly central to a number of wonderful towns, just 25 mins. to Callicoon, Livingston Manor and Narrowsburg. A personal favorite stop is the Bethel Market, just about 5 minutes away.
