With a convenient location both visible from Route 17 and in a town that is recognized as being an active part of the Catskills' resurgence, Livingston Manor, this 5,000 square foot building is a prime spot for restaurant, catering or other high-visibility business. The 50+ seat restaurant has an attractive bar area, featuring built-in shelving and whimsical ceiling lighting that repurposes large whisks. A U-shaped built-in banquette to the side of the bar area provides comfortable (I can personally attest) and more informal seating, while the main dining room extends to the far end of the building and enjoys abundant natural light from the many windows. There are two bathrooms discreetly located on the main floor.
Two porches, one covered, one open, provide extra seating areas, perfect for warmer weather dining al fresco. A gracious staircase leads upstairs to an incredibly versatile, bright space, either for further restaurant seating (there is a dumbwaiter from the kitchen) or to an event space, or even with minor adjustments, to an apartment. Currently the office is off the large main room upstairs, and there are two bathrooms on this level.
The kitchen is fully-equipped and a list of inventory is available upon request. Among the prominent pieces are:
Ansul System 17ʼ Hood
Garland 10 Burner Double Oven Stove
Rankin Charbroiler 4ʼ
Salamander
Aerohot Steam table 3 bay
(2) Duke E series stacking Convection Ovens
Turbo Air Lowboy Refrigerator/Salad Prep Station
Kolpak Walkin Refrigerator 7ʼ8”x9ʼ6”
Kolpak Walkin Freezer 5ʼ2”x5ʼ3”
Wellbuilt single door Reach In Refrigerator
The current owners have attracted customers from great distances who sought out their exceptional cuisine in their most recent guise as Hello Bistro, and prior to that with their bakery Flour Power, which sold both retail and wholesale, including a wide selection of breads and tarts, pies and savory delectables. New Year's bashes and Valentine's Day brunches were all great successes in this space, and their catering services were enjoyed by local organizations including the Catskill Arts Society, and many appreciative clients throughout Sullivan County.
It's a wonderful time to be in Livingston Manor, as the town gains economic momentum fueled by an energy and enthusiasm within its population that has been growing for years. Less than a mile away is the new Catskill Brewery, an enterprise that's been generating a lot of buzz, and the overall sense is that "Manor" is a great place to be. This turnkey building is ready to make the dreams of its next owner a reality.
